Tajdeed (Arabic for renewal) is a 45 unit Affordable House project in the South Kensington neighborhood of Philadelphia. A joint venture between an established developer and a local community non-profit, with the goal of creating an affordable family development in a rapidly gentrifying area of the city. The focus on ‘family’ units meant that the majority of apartments would be three or four bedrooms. The additional requirement of double the ADA units required by code led us to conceive of the units as flats rather than townhomes. Because of the large number of bedrooms per unit, the design utilized single loaded exterior corridors. This created more efficient apartments, eliminated windowless interior corridors, while also serving as gathering spaces to foster social connections between residents.
