North Avenue Workforce Housing

North Avenue Workforce Housing is located in the Penn North Arts District in Baltimore. The goal of the developer was to invest in a region of Baltimore that is usually overlooked and use the project to provide equity in this diverse community through affordable housing and five black-owned businesses on the ground floor. Through a collaboration with the local arts organization the façade will incorporate a mural as part of their programming.

This project will replace seven existing abandoned rowhouses with two new multifamily infill buildings that include a total of 16 rental units. Balconies, canopies, planters, and benches engage the street by making use of the existing 11ft wide raised platform at the front of the site. Paired goals of Passive House certification and Net Zero Energy operation will be achieved in the new buildings through super-insulated air-tight prefabricated construction and a 71kW PV array on the roof.
